"When should I pressure wash my house?" is probably the question we get asked most often. The short answer: Florida is different. Up north, people schedule one big spring cleaning after the snow melts. Here, we've got year-round growth, hurricane season, and brutal pollen waves to work around. Here's how to think about timing.
Spring (March – May): The Best Overall Window
Spring is our busiest season, and for good reason. Winter has been dry; mold and algae growth has slowed; pollen is peaking and coating every surface. A spring soft wash resets your house, kills off whatever mildew has taken hold, and gets you cleaned up before the summer humidity supercharges growth again.
If you do one wash a year, make it spring.
Early Summer (June): Pre-Hurricane Baseline
Hurricane season officially starts June 1. Smart homeowners get a clean baseline in early June so any post-storm debris removal is a quick touch-up rather than a full service. It's also your last chance before afternoon thunderstorm patterns make scheduling tricky.
Fall (October – November): Post-Hurricane Recovery
After hurricane season, a lot of properties need cleanup — salt spray, windblown debris, leaf stains, and the explosive mold growth that follows a wet season. Fall cleanings are our second-busiest period. Book early; slots fill fast after any major storm.
Winter (December – February): Special Projects & Commercial
Cooler, drier weather is perfect for jobs that need bone-dry conditions afterward — deck staining prep, concrete sealing, driveway restoration. It's also the easiest season to book commercial work because traffic is lighter and scheduling is flexible.
Signs You Shouldn't Wait for the "Right Season"
The Frequency Question
A good rule of thumb for a Vero Beach, Sebastian, or Fort Pierce home:
- House exterior (soft wash): once a year
- Roof (soft wash): every 18–24 months
- Driveway and pavers: every 1–2 years
- Pool deck: annually (more if heavily shaded)
- Oceanfront properties: 1.5–2× the above frequency due to salt
